The following neighborhoods are all located in towns, villages and cities in Orange County NY. Nearly all of the communities below were built after 1999 with the exception of a select few. Learn more about each community and what they offer below:

Village of Harriman

Lexington Hill – Lexington Hill is a neighborhood of condominium style homes in the Village of Harriman, NY. Residents of Lexington Hill have access to a community swimming pool, clubhouse and tennis courts. The community is also only a few minutes away from New York City bus and NJTransit train which connects to Penn Station through the Secaucus transfer.

City of Middletown/Town of Wallkill

Wildflowers at Wallkill – Located in the Town of Wallkill, Wildflowers is a gated active adult community with excellent access to mass transit including bus, train and highways and is in the center of Orange County’s largest shopping region.

Woodside Knolls – A community of 216 townhouses and 45 single family homes, Woodside Knolls is a popular neighborhood in the Town of Wallkill, NY. Community amenities include a clubhouse, playground, swimming pool, wading pool, half basketball court, tennis court and fitness center.

Village and Town of Monroe

Cromwell Hill Common – Built through the late 80s, Cromwell Hill Common is a community of one, two and three bedroom condominium style homes near the lake region in Monroe New York. The community is only minutes away from the Village of Monroe and many parks in both the town and village.

Mansion Ridge – Mansion Ridge sits atop the Mansion Ridge 18-hole Championship golf course in Monroe New York. The community consists of a blend of single family and townhouse style luxury homes.

Meadow Glen at Monroe – Meadow Glen at Monroe is a gated community of 198 townhouses offering a diverse home collection by renowned national homebuilder K. Hovnanian. Located in Monroe New York, homes in the community are mostly three bedrooms although there are a few four bedroom homes; a rare find in townhouse communities.

Pine Ridge – Pine Ridge is a community in the Village of Monroe with two and three bedroom townhouses. Homes in Pine Ridge are classified as single family residential which means you can purchase a home in this neighborhood with 3.5% down payment using an FHA loan.

Town of Newburgh

Brighton GreenBrighton Green is a new townhouse community located in the Town of Newburgh and less than five minutes to I-87 and I-84 making it a great location for commuters of New York City, Westchester and western Connecticut.

Stony Brook – Stony Brook is a collection of single level condominiums and two story townhouses in Newburgh. The homes stand out because of the all brick facade on every home in the community. Two bedroom models built in the newer phase of Stony Brook are often praised for their open, airy layouts.

New Windsor

Fox Hill Farm – As you ascend the tree-lined hill leading into Fox Hill Farm you’ll notice the mountain vistas surrounding the community and how each home was thoughtfully placed on their respective lots of one acre or more to give homeowners privacy and space to play.

The Grove at New Windsor – Introduced in late 2006, the community combines luxury, convenience and value to create the perfect place to call home! Homes start in the $200s.

The Reserve – The Reserve is a community of 400 homes in the Town of New Windsor, NY and is conveniently located less than five minutes from the Salisbury Mills-Cornwall NJTransit train to Penn Station. Interstates 84 & 87 are only fifteen minutes away and the community itself is located less than fifty-four miles from the George Washington Bridge.

Woodside Crossing – Nestled along the beautiful hillside of New Windsor New York, Woodside Crossing is an intimate community of twenty-six luxury estates within minutes of Interstates 84 & 87, less than ten minutes to the Salisbury Mills-Cornwall train to Penn Station and Shortline Bus park and ride service.

Village of Washingtonville

Skyview Estates – The suburban community of Skyview Estates sits among the rolling hills of Blooming Grove, NY; within easy walking distance of the Village of Washingtonville. The Shortline bus park and ride is just a few minutes away for commuters who travel to New York City and the Salisbury Mills/Cornwall train to Penn Station is less than five miles away.

Village of Woodbury (Central Valley/Highland Mills)

Brigadoon – The master planned neighborhood of Brigadoon is located just ten minutes from from I-87, Route 6 (Palisades Parkway access) and is less than sixty miles to New York City. Near the community are Shortline Bus park and ride locations and the Harriman train to Penn Station.

The Greens of Woodbury – The Greens of Woodbury sits along a rolling hillside in Central Valley New York on the outskirts of the hamlet of Central Valley. Less than fifty miles to the George Washington Bridge and just a stone’s throw from I-87, Route 6 (Palisades Parkway access), the Harriman NJTransit line to Penn Station and Shortline Bus, the community is a fantastic choice for New York City, northern New Jersey and Westchester commuters.

Timber Ridge/Strawtown Farms – Timber Ridge is a three phase townhouse community in Highland Mills, NY. At the top of the community is a fourth development, built in the early 2000s, called Strawtown Farms that offers the largest three bedroom townhouses in the neighborhood.

Woodbury Heights - A small neighborhood of 2+ bedroom condominium style homes, Woodbury Heights sits just ten minutes from mass transit to NYC, I-87, the Woodbury Common Premium Outlets and the Monroe-Woodbury School District. Residents of Woodbury Heights also have access to the popular Woodbury Rec center.

Village of Warwick

Warwick Grove – Warwick Grove is a master planned active adult community created around the Traditional Neighborhood Design (T.N.D.) philosophy. Traditional neighborhood design is the concept of designing entire neighborhoods around living and socializing and is a throwback to the days when cars didn’t rule our lives. Homes sit closer to the street, sidewalks are plentiful and cars take a backseat to T.N.D. living with an alley residing behind the homes granting access to the rear loading garages.

Top 7 New Home Buying Mistakes

New Home RenderingBuying a new home is great! You get to choose where your home will be built, add a sunroom here, third garage bay there and before you know it you are moving into your dream home. With all the options to choose from it is very easy to overlook crucial elements to your new home buying experience that could cost you greatly in both time and money.

Choosing upgrades with the lowest ROI or too many upgrades, period. – This is truly the most common mistake made by new home buyers who don’t consider the resale value of their home in the future. When buying a new home be sure to stick with the essential upgrades like two sinks in the master bathroom, high quality cabinetry and above all else, top quality padding under the carpeted areas.

Not examining your lot choice thoroughly enough. - A recent United Feature Syndicate by Lew Sichelman highlights some very important aspects to choosing a lot for your new home to be built on. Among them are: terrain, noting that people psychologically feel more secure looking down at the street rather than up, location and lot shape which can affect your surroundings including the possibility of facing the rear of a neighbor’s home.

Finding communities first, vitals second. - When you are buying a home you have to shop differently than you would if you were buying a car or shopping for clothes. To save yourself much heartache and frustration, be sure to hammer out your lifestyle requirements before even searching for a community to build a home in. For example, if you commute to New York City and have school age children you would want to find a school district that you approve of in an area with multiple mass transit options (train, bus, highway) and then locate new home communities within close proximity to both.

Overlooking the “inspection” clause in builder contracts. - A dirty little secret in the new home industry is the fact that some builders, national builders included, send out contracts with a clause stating that they don’t allow home inspections by an independent, third party home inspector until after you close on and own the home. They offer to do a walkthrough of the home with you before you close but chances are, unless you are a licensed home inspector with many years of experience, you won’t notice any red flags beyond the superficial.

Not using a buyer agent. - When looking for a new home, be sure to find a buyer agent who specializes in new homes. There are numerous important steps when buying a new home that a new home buyer agent will be prepared to work with such as price negotiation, lot choice, researching future development around the community and the pros and cons of building materials your builder will use in the construction of your new home. At present, the buyer agent’s services are paid for out of the builder’s marketing budget.

Using the builder endorsed financing company out of convenience. - Many large builders have their own in-house financing company and they often offer incentives on their products by tying in the use of the incentives to financing through their in-house lender. In some instances you will find that the builder’s in-house lender financing and incentives will cost you more money in the long run than if you had financed your purchase through an outside lender. Rule of thumb: Always check your financing options with the builder’s in-house lender, a mortgage broker and a loan officer for a direct lender before committing.

Believing everything you read in advertisements. – If it looks too good to be true, it probably is. Always verify everything you read in real estate advertisements including newspaper ads and the community’s standard features list. Aside from the obvious typographical errors that occur I have also seen blatant false advertising. For example, I have seen new home community literature advertising the community’s short “less than an hour” drive to New York City despite the fact that it would take at least 90 minutes on a good day from that community.

Buying a new home is a wonderful, dazzling experience that will cater to your every need. By using reasonable care and professional guidance you will enjoy many great years in your new home and reap substantial rewards from your diligent buying efforts when selling your home in the future.
