2009 FHA Loan Limit Increases for Orange/Rockland County New York

FHA loan limits have increased in Orange and Rockland Counties to reflect the higher cost of living in the suburbs of New York City. See the previous and new FHA loan limits, by county, below:

Orange County New York FHA Changes

Previous Single Family Home FHA Loan Limit: $356,500

NEW Single Family Home FHA Loan Limit: $443,750

Rockland County New York FHA Changes

Previous Single Family Home FHA Loan Limit: $625,500

NEW Single Family Home FHA Loan Limit: $729,750

The new FHA loan limits should make it much easier to purchase a single family home in areas like Monroe, Newburgh and Rockland County where prices are typically higher than most other parts of the United States.

Condominium communities are still subject to FHA approval so be sure to check which communities are FHA approved before viewing condo/townhouse communities. Brighton Green in Newburgh, NY is FHA approved and new homes are being built in the final phase of the neighborhood.

City of Newburgh Fears Water Pollution, Threatens to Sue Builders

Sure doesn’t seem like we get by each week without a healthy dose of drama here in the Hudson Valley. The most recent case involves the City of Newburgh’s fear that their reservoir, located between Bethlehem Rd and Mount Airy Rd in New Windsor, is being threatened by potential pollutants coming from storm water runoff of nearby housing communities.

The two communities in question, The Reserve and Briarwood, total over 400 homes and reside within a few hundred feet of the reservoir. The reservoir is important to the City of Newburgh because it serves as a backup to the City’s drinking water supply and the City of Newburgh is claiming that the increased sediment levels in the water are “impeding the treatment process”.

Now that the basics are out of the way I have one question: Didn’t the City of Newburgh take the potential consequences of over 400 homes built within close proximity of their low lying reservoir into consideration while the projects were in the planning process?

Even if the City of Newburgh were to file suit and win what would that accomplish? The article states that the city doesn’t want any more growth because of the ongoing sediment situation but with hundreds of homes already in place does it really make a difference if they build a few more?
