Secret Enclave Revealed

After stumbling upon this neighborhood I knew I would never forget what I was about to discover.

“No way.” Those were my first words after driving into the quiet neighborhood of Greenbriar. “There is no way I’m in the right neighborhood!” I said to myself. Today I was meeting with my clients Michelle and Nick to put their one bedroom condo up for sale in the City of Newburgh but what I found seemed to contradict everything I was expecting to see.

I quickly reached for my phone and punched in Michelle’s phone number. When she answered I apologized for not being able to find her home. I inquired: “Didn’t you say your condo was in the City of Newburgh? The community I’m in looks nothing like what I was expecting! I must be in the wrong place.”

Michelle laughed, noting first time visitors are often surprised that their home has a City of Newburgh mailing address but really looks like something found in the quiet towns surrounding the city. “I can see you from my deck!” she exclaimed as she helped guide me around the sidewalk, past the swimming pool, and to the front steps of her building.

Bigger Than Most Rentals

“Wow! I really wasn’t expecting so much space!” I said as Michelle introduced me to her home. There was more space than I could have hoped for in a one bedroom with both a formal living room and dining room off the foyer of the home. As we walked through their home I soon discovered just how much space this condo had to offer. “Is that a queen size bed?” I asked after seeing their bedroom. “Sure is” Michelle replied. “We even had enough room to add a full furniture set to the room without feeling crowded.” she said.

Normally I would ask a homeowner to swap out their queen size bed in favor of a full size to make the room appear larger but this time there was no need to. As we walked around the home I was drawn to the naturally well lit living room.

As I walked through the living room I noticed the extra large sliding glass doors leading to their private deck. Without a hint of hesitation I was compelled to open the doors and step outside. “It’s so quiet out here and I haven’t seen pine cones in years. You must use this space a lot in the summer.” I remarked after looking over the tall trees and mature landscape that surrounds the home. “Yeah, we’ve got a great group of neighbors who live around us. We love to barbecque out here and everyone is so friendly that we have a lot of fun summer nights!” Michelle explained.

The Easy Life

“Did I mention we have laundry facilities and extra storage next door?” Michelle asks. She didn’t mention it before but I was glad to hear it after flashing back to college days when doing your laundry meant stuffing everything into the back of your car and driving to a laundromat 15 minutes away. “Does it ever get crowded in the laundy area?” I wondered as we walked next door to see the laundry room. Michelle explains: “Every other building has a laundry room and additional storage so there’s always plenty of space and privacy to do your own laundry.”

Getting From Here to There

We sat down to talk about putting their home on the market and we discussed how to direct home buyers to Greenbriar. It turns out there are a number of ways to effortlessly drive into the neighborhood since its only five minutes from I-84, seven minutes to I-87 and less than three minutes away from grocery stores and shopping. New York City commuters will enjoy easy access to bus and two train lines: one that goes to Penn Station and the other to Grand Central. After assessing its location I knew location sensitive home buyers would be thrilled with this home’s convenient location.

The Smartest Investment Ever Made

That afternoon Michelle and Nick put their home on the market for $114,900 — well below similar one bedroom homes in the community. Shortly after, the U.S. Government approved an $8,000 tax credit to any first time home buyers who purchase their first home before November 2009. Michelle and Nick’s home won’t be on the market that long because it is priced to sell so I urge you to schedule a showing by calling me directly at (845) 664-5467.

This home is the smartest investment you could make in today’s economy since you will receive most of your 10% down payment ($11,490) back in the form of an $8,000 tax credit on your 2009 income tax. There are also other tax deductions you will be eligible for once you own a home to help you save even more money each year.
